Industry leaders including Forever Homes owner Michael Hein, Stone Business Advisors director Rodney Stone, HBH Legal property conveyancer Robert Baker, Seaview Real Estate director Allan Barrett, and Westpac Portland local business banker Shaun Lovell will explain what services they have to offer for people interested in the property market at this free event on Thursday, September 15, 2011 at the Quest Apartments.

“We will be joined by McDonald’s Portland owner Bernie Knight who will explain why he pinpointed Portland as a place to invest while Glenelg Shire Council economic development and tourism manager Gary Bebbington will provide a development update,” Mr Hein said.

“There is a lot of dollars worth of development being spent across the Portland area. Portland has developed as a property hot spot because of potential growth with such things as the tuna fishing, growing tourism industry with cruise ships, the Port of Portland deep sea port is an export hub from woodchips, grain and mineral sand to live export. This is on top of the energy industry growth with gas fired power stations and wind energy. It’s all setting us up with the opportunity for growth and employment.

“We have so much to offer. Portland is affordable, we would like to see a growing economy with a great lifestyle. We want Portland people to come and learn what we have to offer and why they should be interested in investing here.”

Mr Hein said the event was a great chance to talk one-on-one with local Business owners who will happily answer any questions.

“This is an open invitation to local people looking to get educated, perhaps invest and learn what is happening. Portland continues to show oportunity, and we think there is a lot more growth to come,” Mr Hein said.

Tuna Frenzy hits Portland

Fishing mania has hit Portland with thousands of keen anglers hitting the water chasing tuna.

Almost 700 boats launched over the weekend, with more lining up throughout the week to catch the prized Southern Blue Fin Tuna.

Police had to be brought in to direct traffic as boats lined up for hundreds of metres in Portland’s CBD, vying to be the next to make the big catch.

Portland Bait and Tackle’s Chris Hall said many boats were staying close to the shoreline catching good sized tuna.

“They are coming from everywhere. We’ve had them down from Melbourne, the Wimmera, Horsham, all over the state, plus we’ve had some come from as far as Sydney and Adelaide,” he said.

“They are staying close in and catching tuna about the 10-15kg weight. Off the shelf they are catching dolphin fish and albacore.”

He said on Sunday alone up to 400 boats were out, transforming the foreshore into a maze of trailers, anticipating more will be arriving in the coming weeks.

The tuna season is expected to continue through to July.

Each weekend accommodation has been booked out across Portland by anglers with many booked week’s in advance to secure a bed.

First home buyers take note

FIRST home buyers have never had a better time to enter the south-west real estate market.

News by the State Government to cut stamp duty for all eligible first home buyers by 50 per cent over the next four years, plus the lucrative First Home Buyers grant have provided an added kick start .

Combined with interest rates being put on hold this month, first time buyers can look forward to picking up a home without being crushed by a hefty mortgage.

Portland Seaview Real Estate director Allan Barrett said south-west buyers could pick up a three-bedroom home for well under $200,000 in today’s market.

“We are so lucky in the south-west market. Our homes are still relatively cheap and we have a growing job market with new industry arriving in the region,” he said.

“The growing tourism market, wind farms, port, agriculture – the region is looking good. It has never been a better time to invest and get out of the rental market.

“Average rent prices for a three-bedroom home almost match minimum mortgage repayments for an average Portland home. It makes sense to invest in local property market, which is continuing to go from strength-to-strength.”

The median Portland home price is just $245,000 – a bargain compared to Melbourne which has broken the $600,000 barrier.

Median Melbourne prices have soared $330,000 in the past decade.

Geelong is among the state’s most expensive with latest Real Estate Institute of Victoria figures showing the median price skyrocket to $379,750.

Mr Barrett anticipates Portland’s prices will follow in years to come.

“Being on the coast we will experience these price increases. They have already started to happen. Only a 10 years ago you could pick up a solid brick veneer three bedroom home in a great street for $150,000 – today you are looking at paying at least double that figure,” he said.

“First home buyers will watch this growth continue with their first homes.”

First home buyers are currently eligible for $7000 under the Victorian grant scheme.

An additional $13,000 is available for building a new dwelling and $6500 regional bonus for the purchase or construction of a home in the south-west.

This financial boost will be further strengthened by the new stamp duty cuts which will provide first home buyers with huge savings.

For example, on a home that costs the buyer $450,000, the current stamp duty payable is $18,970. From July 1 that will drop to $15,176 – a saving of almost $4000.

We purchased Huppatz Real Estate from Barry Huppatz in November 2006, Huppatz real estate was an established business of over 20 years and had three staff including the owner and director Barry Huppatz. The business was well established and was well know by the people of Portland and surrounds and had 2 parts of it's business which was managing rental properties and selling properties.

The business has changed a lot since we purchased the company. When the company was purchased, the company was know by the people of Portland and area, but was the smallest of the real estate companies in Portland. Based at 125B Percy Street, Portland, Victoria, this location is a great hub for our business and also owning a property that is located behind has been a great assett for our business as we grow and become a larger company.
